There are big plans for the undeveloped east corner of downtown Dallas.
Spire Realty, in conjunction with WDG Architecture, is moving forward on a 12‐acre project that is set to include an office tower, 18,600 square‐feet of retail, a boutique hotel and a 21‐story high‐rise apartment building. With the spreading development east down Ross Avenue, and the Arts District for a next‐door neighbor, this large inchoate property in the central business district has real potential.
“What was once a forgotten corner of the city is no more,” said Jon Ruff, president of Spire Realty Group, which began to acquire the land a decade
ago.
The first phase of the project will likely be a 21‐story, 375,000‐square‐foot office building set to build on San Jacinto behind the Plaza of the Americas
complex. In addition to the office building, a 200‐room full‐service hotel or a multi‐family apartment complex will also be built in the first phase.
While construction drawings and designs are complete for the office tower, there is currently no firm commencement date for the project. In the interim, Spire has dedicated land to the city to make the widening of Routh Street a reality, and they hope to continue to improve the streets and landscaping to give their property more appeal.
